That experience taught me why home warranties for sellers aren't just a nice-to-have, they're genuinely smart business.

Most people think of them as a buyer's perk, something the seller grudgingly agrees to pay for at the closing table. But what if I told you that a seller's home warranty is one of the best protective moves you can make when you list your home?

Even better, getting a home warranty when you list your home for sale is a no-brainer because there's no additional cost to the seller, as the price of the warranty comes out of the proceeds. You're not paying this out of your pocket at all.
What's more, many home warranty companies include a seller's warranty for free as long as you have a signed agreement to purchase a home warranty plan for the buyer once closed. This is a tremendous value. You get coverage during your listing period at no cost, and you're providing the buyer with a full year of protection after closing. It's a win-win.
What Does Home Warranty Actually Cover?
A home warranty is a service contract that covers the cost to repair or replace home systems, including HVAC, electrical and plumbing and major kitchen and laundry appliances. We're talking about your furnace, your air conditioner, your dishwasher, your refrigerator, your water heater, and a lot of other systems that buyers really care about.
In my years working with sellers in Dublin, I've found that buyers are especially concerned about older homes or homes with aging systems. If a home has older systems or appliances, the seller may choose to pay for a home warranty to provide buyers with reassurance and help keep the transaction on track.
