Summer is officially here on Aquidneck Island and the East Bay, and the local real estate market is moving right along with it. Here's your quick monthly look at what's happening with home prices from Newport to Bristol to the South Coast of Massachusetts — plus what's on the calendar for family fun this month.

Market Update

Rhode Island, statewide: The state's median single-family sale price is hovering in the high $400,000s to low $500,000s, with prices having peaked seasonally in May and June around $530,000. Homes are averaging about 33 days on market. Inventory remains tight — Rhode Island still ranks near the bottom nationally for new construction — which continues to support price stability even as sales volume sits well below the highs of 2020.

Newport County / Aquidneck Island: This remains one of the priciest and most competitive micro-markets in the state. In Newport proper, homes listed in June at a median of roughly $1.2M, with per-square-foot pricing around $704 and homes moving in about a month — actually faster than a year ago. Zillow puts the typical Newport home value closer to $810K, up modestly year-over-year. Inventory across the island is still thin (agents have noted fewer than 20 single-family homes under $700K available at various points this spring), so well-priced, move-in-ready homes are still attracting quick, competitive activity — especially heading into peak beach season, when the market historically cools just slightly before picking back up in mid-August.

Portsmouth, Middletown & Tiverton: Recent open house activity shows a wide range — from $450K starter homes in Tiverton to $1.5M+ waterfront and new-construction listings in Portsmouth's Aquidneck Village and along the Sakonnet River. Buyers priced out of Newport proper continue to look to these towns for more attainable entry points without giving up easy island access.

Bristol, RI & the East Bay: Bristol continues to draw buyers wanting historic character and walkability to the harbor, with prices generally tracking close to the statewide median.

Southern MA / South Coast (Fall River, Somerset, Westport, Dartmouth): Bristol County, MA overall shows an average home value around $539K, up about 2.7% year-over-year. Fall River itself is more affordable, with a median sale price near $638K for single-family homes but averaging under two weeks on market and regularly selling above asking — a sign that even the "value" corner of the region is still firmly a seller's market. Many buyers priced out of Newport County and Greater Boston are turning to the South Coast for relatively more affordable options with easy access to Providence, Newport, and the Cape.

Bottom line: Across the whole region, this remains a market defined by limited inventory rather than runaway price growth. Well-priced, well-maintained homes are still selling quickly and often at or above asking, while pricier or dated listings are sitting longer. If you're thinking about buying or selling this summer, pricing strategy and being ready to move quickly still matter more than ever.
