Beyond Showing Homes: What Real Estate Agents Really Do

by

When most people think about what real estate agents do, they imagine someone unlocking a front door and walking a couple through an empty living room. It's an easy assumption to make, but it couldn't be further from the truth. The reality is that real estate agents like myself spend our days juggling a complex mix of responsibilities that would make most people's heads spin.

I've been helping San Angelo families buy and sell their homes for years, and I can tell you that this job is so much more than showing properties. While the role is often associated with touring homes, the everyday responsibilities go far deeper, requiring strong communication skills, market expertise, and careful transaction management.

Marketing Your Services and Building Your Business

Before I can help anyone buy or sell a home, I need to make sure people know I exist. Real estate agents don't make money unless they have clients, so agents need to prioritize cultivating a list of leads. Whether this list of potential new clients comes from your marketing efforts, word of mouth, or returning clients, you always need to know where your next sale is coming from.

This means I'm constantly working to build my brand and visibility in San Angelo. This can involve their social media presence, attending local events, and even cold calling, among many other strategies. I might be creating content for HOUSEJET, attending chamber of commerce meetings, or simply staying in touch with past clients who might refer me to their friends and family. It's not glamorous, but it's essential to staying busy and helping more people.

Market Analysis and Pricing Strategy

When someone calls me wanting to sell their home, they're not expecting me to just list it on the market and hope for the best. One of the key roles a real estate agent performs is preparing a comparative market research analysis to establish a realistic asking price for the property. This analysis takes into account recent sales of similar properties in the same neighborhood, as well as any trends that may impact the value of the property. In addition, the real estate agent will identify the property's key selling points to make it stand out in the local market and make recommendations on where to best invest money in improvements.

I spend a lot of time researching the San Angelo market, studying recent sales, and understanding what buyers in our area are looking for. This expertise is what allows me to guide my clients toward realistic pricing that will attract offers without leaving money on the table.

Administrative Work and Document Management

Here's something that might surprise you: a significant chunk of my day involves paperwork. Real estate transactions generate an enormous amount of documentation. Handle contract management, including creating, executing, and tracking contracts, disclosures and amendments. Organize and attend client meetings to discuss property needs, such as home size or location, and transaction progress.

Real estate transactions involve many legal documents and important deadlines, and it's the agent's job to help ensure nothing falls through the cracks. This attention to detail helps keep the transaction on schedule and reduces the risk of legal or financial issues.

I'm constantly reviewing purchase agreements, making sure all required disclosures are in order, and tracking deadlines to ensure nothing falls through the cracks. One missed deadline or forgotten document can jeopardize an entire deal.

The Communication Hub

If I had to describe my role in one sentence, I'd say I'm the communication hub for every transaction. In this era of instant communication and gratification, real estate agents spend the majority of their time answering texts, calls, and emails from current and prospective clients—at all hours, day and night.

There are no official days off in real estate. You might have spans without any scheduled appointments, but there are always inquiries, emails and texts to respond to. Agents are "on" no matter where they are.

I'm constantly coordinating between my clients, other agents, lenders, inspectors, appraisers, and title companies. Everyone needs information, asks questions, and wants updates. I'm the person making sure all these moving parts work together smoothly.

Working with Buyers

When I work with buyers, my job begins long before we find the right home. They'll interview clients to understand their budgets, wishlists, and other needs, and then find and show the clients current listings they may be interested in and coordinate visits to open houses. The agent will also advise clients on current market conditions, lending their local expertise to help the clients understand what's available and what they can expect.

I spend time getting to know my buyer clients' needs and then searching the San Angelo market for properties that match their criteria. I help them understand what homes are realistically available in their price range and what to expect in our local market. Once we find a potential home, I guide them through inspections, appraisals, and negotiations to help them get the best deal possible.

Helping Sellers Prepare and Market

For sellers, my work starts before the "For Sale" sign even goes in the yard. I provide that comparative market analysis I mentioned earlier, then work with them on pricing strategy. The real estate agent will also list the property on the local Multiple Listing Service (MLS) and take charge of advertising the property to gain the attention of prospective buyers. Scheduling and supervising property showings and open house events is another key task, as is drafting and preparing documents such as offers, contracts, and closing statements.

I help sellers understand what buyers in San Angelo are looking for and what improvements might increase their home's value. I coordinate professional photography, create compelling listings, and handle all the logistics of showings and open houses. Every detail matters when it comes to presenting a home in its best light.

Constant Learning and Professional Development

The real estate market is always changing, and I can't afford to fall behind. Many real estate agents participate in continuing education to help them stay ahead of market trends and learn new skills. They may voluntarily attend seminars, workshops and online courses to enhance their knowledge and become more marketable. Investing in professional development can help an agent build a successful real estate career.

I stay on top of San Angelo market trends, changes in real estate law, new technology platforms, and best practices in the industry. This allows me to give my clients the most current and accurate advice possible.

Why This All Matters

From a consumer's first thought about making a real estate move to actually taking the leap, the agent is incubator, initiator, action-taker, coordinator, scheduler, personal concierge, resource person, problem-solver, mediator, miracle worker, red-tape cutter, transaction manager and chief make-it-happen officer of everything else that doesn't fall into the prior categories.

When you work with a real estate agent in San Angelo, you're not just getting someone to show you homes. You're getting a trusted advisor who understands the local market, handles complex paperwork, coordinates multiple moving parts, and advocates for your best interests from start to finish.

Whether you're buying your first home, selling a property you've outgrown, or making a real estate move for any reason, having an experienced agent in your corner makes an enormous difference.
